Two things worth knowing about these numbers.
The proportions surprise people more than the totals. Window treatments and lighting routinely take a larger share than expected and the sofa a smaller one, which is why a budget planned around the big pieces alone tends to run out near the end.
Every figure here is retail. Where we handle the buying, our trade discounts come off these numbers rather than being kept by us, so the real spend on a procured project is lower. You do not need to hire us as designers to use them. Buying is a stand-alone service, and plenty of people come to us having already chosen everything themselves. Our trade discounts run from 5% to 40% depending on the brand, and they are available to you whether we designed your rooms, another designer did, or you worked the whole thing out yourself on a Sunday afternoon. Procurement is a stand-alone service. Plenty of people come to us having already chosen everything and simply wanting the buying handled.
There is no design fee attached to it, no consultation to sit through first and no obligation once you have seen the pricing. You send a list, we price it, you decide.
No design work required
Send a list from anywhere: your own research, another studio's specification, or a spreadsheet you have been adding to for months. We price what is on it rather than trying to redesign it.
The invoice is in your name
We act as your agent rather than as a reseller, so the supplier invoices you directly. The warranty and your consumer rights sit with you, exactly as they would buying it yourself, and nothing depends on us still being involved years later.
We tell you when to buy direct
Our discounts come off the recommended retail price, so we cannot beat something already in a sale. Where that happens we will say so and you should buy it direct. Send those items anyway so the comparison is a real one.

How much does it cost to furnish a house?
It depends on how many rooms, how large they are and what level you are shopping at, which is why this calculator asks all three. Add your rooms and it produces an indicative retail range broken down by category, so you can see where the money actually goes rather than only what the total is.
Are these figures a quote?
No. They are indicative retail ranges based on what we typically specify, intended to set expectations. What you actually spend depends on what you choose and how much of your existing furniture you keep.
Does this include design fees or building work?
No. It covers the furniture and finishes you buy. Design fees are published separately per room, and building work is quoted by your contractor.
What if I already own some of the furniture?
Open the already own list on any room and tap the categories you are keeping. They are removed from the estimate, which usually changes the total considerably.
Do I need to hire you as designers to get your trade discounts?
No. Furniture procurement is a stand-alone service with no design fee attached to it and no consultation to sit through first. Send us a list you have put together yourself, or one another designer produced, and we will price it. We act as your agent rather than as a reseller, so the supplier invoices you directly and the warranty sits with you.
What difference do your trade discounts make?
Where we handle the buying, our trade discounts are passed on to you in full rather than kept by us, so the same pieces cost less than the retail figures shown. Discounts run from 5% to 40% depending on the brand, vary by supplier and are itemised on every line of your proposal. Our procurement fee is charged separately and shown before anything is ordered. Discounts come off the recommended retail price, so where an item is already reduced we will tell you to buy it direct.
What does it cost to furnish a home office?
More than most people budget for, because an office is not a desk and a chair. The calculator breaks a home office into thirteen categories including storage and filing, desk equipment such as a monitor arm and riser, cable management and power, separate task and ambient lighting, acoustic treatment, and window treatments doing glare control on a screen rather than privacy. Add the room and mark what you already own to see a range for your own case.
Do I have to give my email to use it?
No. Nothing is collected and nothing is stored. Use it as often as you like.
